Gifting properties in the UAE is a process where an individual or entity can transfer full or partial ownership of a property to an eligible relative through the Land Department. One significant benefit of gifting to a first-degree relative or entity is the cost savings on transaction fees.

Property transfers can be made between parents and children or between spouses. It is also possible for an individual to gift an asset to a company and for a company to gift an asset to an individual. The Land Department significantly reduces the transfer fees from the standard 4% to just 0.125% of the property’s value. A property can be gifted only once among family members.
